To buy or rent - this is the real estate question

This transformed quote of William Shakespeare reveals the actualization of such decision for the Europeans. Especially nowadays, when the situation of real estate is not very safe.

Such torments of Hamlet appears in a new light for those who are interested in acquiring their own home in the new members of EU where prices have gone really high in recent years, though at the moment sales are dropping down. Let's try to answer this difficult question.

The wish to buy your own home instead of renting it is determined by a couple of factors. In one's own flat one lives without fear that flat owners could evict him, change the tenant or even decide to move in to live there. If you have your own space you feel safe about it.
The sense of property is really important for people in the post soviet countries which joined the EU recently. For example, in Germany the amount of rented and own real estate is almost the same and in the Baltic States rented flats take only 20 percent of the market.
"Youths and young couples are picking the renting opportunity while families with children want their own home. When analyzing what is more worthy you should consider clients' special needs", - explains World-Estate.com general manager Simonas Rudaminas.

So what is better - buying or renting? It is very subjective as the rent and the deposit for bank is almost equal. However, the owners of rental accommodation would never mark down the price. On the contrary - they would increase it because of growing demand.

If new flats are built and the market is well-stocked, the bigger supply of flats could affect the prices of renting - in such case renting would become more cost-efficient compared to buying. For uncertains the smartest decision would be to rent accommodation till the tendencies of market become obvious. And if they are already - to buy your home when the prices are steady and to rent it when the situation is changing.

"There's a strong presumption that after the rise of prices and slight drop in Eastern Europe countries it will be popular to rent rather than buy real estate, especially in new EU members", - predicts S.Rudaminas.

To sum up, people begin to appreciate considerably their own independence. Accordingly in Eastern EU countries a new business type - renting - only starts to develop. In near future the EU average would not be reached although these countries are set to start getting closer to old EU members.
